Russell K. Osgood  is the attorney who is primarily responsible for estate planning.  Our firm offers a wide variety of legal services ranging from the preparation of simple and complex wills to tax strategies and estate planning including drafting of living trusts and irrevocable trusts as well as durable and healthcare powers of attorney to assist loved ones when faced with difficult end-of-life decisions.

Real Property Law
 

Each member of our firm represents individuals and businesses in real property transactions which can be as simple as the buying of a house to the acquisition of  shopping centers, commercial buildings or large parcels of agricultural land.  We handle matters relating to title to real property and can draft deeds, deeds of trusts and various other documents affecting title to real property.  We also handle matters relating to boundary disputes and acquisition of road access whether through grants of easement or court decree.

Our firm is experienced with real property development of all sizes, whether involving division of a vacant lot into two separate building sites, securing rights to build on mountain property, or the subdivision of a large tract of raw agricultural land into housing or commercial lots for sale or rental.

Foreclosures
 

Our firm handles foreclosure on real and personal property from the initiation of the process through public sale.  Most familiar to clients is the public trustee foreclosure conducted under a power of sale contained in a deed of trust.  We also handle judicial foreclosures when collection on a debt requires court action to force a sale of either personal or real property to satisfy that debt.

Much of our practice involves the counseling and guidance of our clients away from legal problems or through legal challenges encountered in almost any aspect of the business world.  We draft contracts as well as provide interpretation of contract provisions before signing.  We do not handle child custody, divorce, criminal matters or personal injury, but are willing to help assist you in the search for an attorney who can help you in this regard.
